Every year or two we become island dwellers, as the flood waters rise. This is the first time in our lives, however, when two cosmic forces have aligned and converged on the same day---tomorrow's flood crest (unless we have more rain and higher water) and April 15 tax day (for which we are once again scrambling through all our records and compiling enough numbers to file an extension, with checks, of course). If we were to simply divest ourselves of three properties life would be simpler: 1 house and 1 rental cottage on the river, and 1 retail business that creates massive tax-filing tension.
